Grading & Leveling in Orlando, FL
Grading is where a cleared lot becomes a buildable one — the pad gets leveled, water gets a path to go somewhere other than your foundation, and everything downstream of it (concrete, sod, a driveway) has a flat, compacted surface to land on. We shoot grade, check slope against what's actually required, and don't call it done until the numbers hold up — not just until it looks flat.
What's included
House-pad leveling to the elevation and compaction a builder or engineer specifies.
Shooting and cutting drainage slope so water moves away from the structure instead of pooling against it.
Fine grading ahead of sod, landscaping, a driveway, or a patio pour.
Cutting and filling low and high spots across a yard or lot to even out the surface.
Working from a site plan, survey, or engineer's grading plan when one exists, and flagging anything that looks off before we cut dirt.
- A new build lot needs the pad leveled and compacted before the foundation crew shows up.
- Water is pooling against the house, in the yard, or along a fence line after every rain.
- You're putting in a driveway, patio, or shed pad and need a flat, properly sloped base first.
- Re-sodding or re-landscaping a yard that's gone lumpy, sunken, or uneven over the years.
- A county or HOA inspection flagged a drainage or grading issue that needs correcting.
What affects the cost
Every property is different, so every quote is written after we've actually seen the site — not off a phone call. These are the factors that move the number:
- Total area being graded and how much cut-and-fill is needed to get there.
- Current ground condition — sandy fill grades differently than compacted clay or muck.
- Whether fill dirt needs to be brought in and spread, or existing material can be reused on-site.
- Access for grading equipment, especially on tight infill lots or fenced yards.
- Whether the job is following an engineer's grading plan with specific elevations and compaction requirements.
- Any permitting tied to drainage changes, especially near wetlands or in flood-prone areas.
How it works
- Step 1
Call or request a quote
Tell us what you need and where the property is — you talk to Joe, not a call center.
- Step 2

Grading & Leveling — Common Questions
Florida's flat terrain and sandy or muck soil mean water doesn't drain itself the way it might somewhere with more natural slope — if the grade around a house or lot isn't cut correctly, water has nowhere to go but toward the foundation or a low spot in the yard. Getting the slope right the first time is cheaper than fixing a drainage problem after sod and landscaping are already in.
